Discounts

For stays of 2 weeks, 15% discount. For stays of 3 weeks, 25% discount. For stays of 4 weeks or longer, 35% discount. Additional discounts apply for multiple rooms. This does not apply to the holiday season. Monthly Rates are available and negotiable outside the holiday season.

Reservations/Deposit

Upon confirmation, a 50 % deposit is required within 7 Days of booking. Stays of 7 nights or less require prepayment in full. If you are receiving a discount for stays of great than 1 week, this also requires prepayment in full. We accept personal checks only in USD for Payments. We do not accept money orders or bank checks. We accept Paypal with a service charge of 3% for those guest who resides outside the USA. Payment in full is due in advance for stays during the Holiday Periods. Any balances due need to be paid 45 days from arrival. During the high season, we will impose minimum night requirements. Cancellation Policy

A refund will be provided on booking as long as the cancellation is outside 30 days. There is a $50.00 Handling fee for all cancellations and will be deducted From refund. If canceled inside 30 days, funds will be applied in full to a future stay. Refund will be in the form of payment made. Refunds will be processed within 30 days of cancellation. 

Early Departure

There is no refund of money paid if you decide to or need to return early. You can use this as a credit to future travel. No exceptions.

Smoking

All rooms are non-smoking, however, you may smoke outside.

Occupancy

Our Double Bedded Rooms have a 4-person max occupancy and our 2 bedroom unit have a 6-person max occupancy.

Quiet Hours

We observe quiet hours after 11:00 PM on all patios that are shared as well as in the rooms. No loud music at any time. If a guest is not complying with this policy, then they are subject to removal.

Maintenance Emergencies

We reserve the right to move you to another room in the event of an issue that needs urgent attention (i.e. Plumbing, etc).

Pets

Dogs are considered on a case by case basis and MUST be approved prior to arrival.
